Mission Statement
The Apartment Association of New Mexico is a private non-profit trade organization dedicated to providing a common foundation for rental housing industry professionals and the various businesses that service the industry.
We exist to promote professionalism, education, career development and pro-active legislative efforts to benefit owners, investors, residents and association members.

Information AANM is a resource for state and national information related to the rental housing industry.
Resume Clearing House AANM retains resumes on persons seeking employment in the rental housing field. AANM members have access to the resumes on file to fill an employment opening and may register job openings with AANM. This feature is also available on this website.
White papers and guidance publications from NAA on a variety of subjects are always available at the AANM office, usually at no charge. The NAA Bookstore (http://www.naahq.org) is another invaluable source on a wide range of industry subjects.
Support AANM is your help desk. Whenever you encounter a situation that you do not know how to handle, call us. Our experienced staff can provide guidance on most issues or direct you to the appropriate source for a solution. We are not attorneys and can’t provide legal advice, but our staff has decades of collective property management experience and we know the challenges you face in your day to day operations. Becoming an AANM member is as easy as paying your dues each year. What does involve a little time and effort however, is the networking and building of relationships, which, as any AANM member will tell you, is the key to making your membership worth what you pay for it!
Get involved! Give part of your time to the industry in which you are engaged and have an investment. Serving on a committee is a great way to get to know your fellow members. Networking with your peers will keep you informed and up to date on what’s happening in the industry and the association. Awards Committee - Organize and promote the prestigious Annual Awards Gala.
Education Committee – Develop curriculum and plan the overall education program.
Golf Tournament - Organize and promote the annual Golf Tournament.
Government Affairs – Monitor & draft beneficial legislation at the local and state levels.
Membership - Develop and promote programs to recruit new and retain current members.

Education And Member Activities
Educational/Professional Development The following professional designation programs from National Apartment Association “NAA” are offered on an ongoing basis:

Timely seminars on a wide range of industry-related issues, such as Fair Housing, NM Landlord Tenant Law, City of Alb Pool Certification, EPA CFC Certification and a variety of other management, leasing and maintenance related topics are offered on a recurring basis. AANM has the flexibility to produce courses for our members on an “as needed” basis. If your company needs training, let us provide a customized course for you! AANM’s state of the art training facility is also available at a modest daily rental rate if you need a place to conduct your in-house training or your company meetings. General Membership Meetings This is your opportunity to network and mingle with the most active members of the AANM at periodic dinner or lunch meetings which include timely educational content. These meetings are a great way to build new relationships, reinforce existing relationships and to stay up to date on your industry.
Trade Show AANM produces annually the only apartment industry trade exposition in New Mexico. Educational seminars are held throughout the day for owners, supervisors and site personnel. Owners, managers, leasing and maintenance staff gain exposure to the newest trends, products and services in the industry while at the same time gaining useful knowledge through the educational seminars offered at this event every year in April.
Golf Tournament The annual Golf Tournament is a very popular event that takes place in May or June. Members enjoy a full day of golf, food, fun, prizes and another exceptional networking opportunity.
Annual Awards Gala A prestigious competitive event held every other December (beginning in 2003) to recognize and acknowledge excellence within the industry in a variety of categories
Legislative Involvement
Did you know that without the Apartment Association of New Mexico . . .
New Mexico would have rent control . In 1991 AANM along with NAA and NMHC succeeded in passing the Rent Control Prohibition Statute [47-8A-1 NMSA 1978]. AANM has continually and successfully defeated legislation introduced to repeal this statute in every long legislative session since passage.
Your residents would be able to hire anyone to make repairs and deduct the cost from the rent . AANM has defeated Repair and Deduct year after year for well over a decade and will oppose this again in the State of New Mexico 2003 Legislative Session.
Your residents would have to pay gross receipts tax on their rent which you would have to collect, report, and pay monthly to the State of New Mexico. AANM has defeated this type of legislation continually for well over a decade.
You would have to pay interest annually on all deposits, regardless of the dollar amount and keep deposits in a separate escrow account. AANM has defeated this type of legislation on multiple occasions over the past decade and will continue to do so.
You would have to pay triple damages if you failed to provide a written itemized deposit statement following termination of the tenancy. AANM has succeeded in keeping this to actual damages and penalties for non-compliance.
You would have to provide the deposit statement and any refund shown to be due within 2 weeks of termination of the tenancy instead of the current 30 days. AANM has fought hard many times to keep this as it currently is and will continue to do so.
You could not terminate a month-to-month tenancy without cause. Currently either the owner or the resident can terminate at the expiration of a fixed term or a month-to-month tenancy without cause with a 30 day Notice to Terminate. AANM has aggressively fought and will continue to fight any legislation that would change this.
You would not have the 3 Day Notice of Substantial Violation, a non-curable remedy for serious violent or drug related felony crimes. Instead you would have to issue a 7 Day Notice of Non-Compliance which is initially just a warning. AANM succeeded at passing the 3 Day Substantial Violation remedy for serious violent criminal acts in 1995 and has aggressively defended it since.
You would be required to have a fulltime lifeguard at your pools, if located in Albuquerque. AANM successfully sought the introduction and passage of amendments to the City of Albuquerque Swimming Pool Ordinance to eliminate this requirement. This is a recurring subject and AANM will continue to oppose mandatory full time lifeguards at apartment community swimming pools.
The above are highlights of just some of our accomplishments. Negative legislation affecting the rental housing industry is constantly popping up throughout our State. Without AANM’s vigilance in monitoring, reviewing, drafting, and negotiating alternatives, who knows what the operating environment would be like for property owners?
Did you know that AANM is the only group in New Mexico who advocates on behalf of residential rental property owners. There are many other real estate groups in NM, but none of these groups ever appear before city councils and the State Legislature to lobby on behalf of the rental housing industry in New Mexico, just us AANM. When it comes to protecting your interests, we are the only organization in New Mexico that aggressively speaks on your behalf. Our legislative advocacy is not easily visible, but as you see from above our record speaks for itself.
When you join AANM you automatically become a member of the National Apartment Association “NAA”. NAA in partnership with the National Multi-housing Council “NMHC” maintain a full multimillion dollar legislative operation that monitors federal legislative activity and proactively advocate our industries interests with Congress and the various federal regulatory agencies.
